Open Question: rent to own....bad idea? Very long but desperate for opinions?
Earlier this year my husband and I were married. shortly after, an apartment building came up for sale or rent to own. My husband is german and we are in the process of his paperwork so he has no social security number. I am only 23 and was unable to obtain a loan large enough due to not having enough credit history. We decided to do the rent to own until we were able to finance the property. (Money isn't the issue. I own another small, yet thriving business. My husband worked as a computer programmer in Germany and has a nice savings). Now in a rent to own agreement what is the landlord allowed to do? The agreement we have simply says how much well pay by the 7th of each month or there will be a $25 fee it goes on to say that we may pay it off early with no penalty. It states the interest rate, price, and term. A couple weeks ago the landlord came angry because we didn't pay the taxes. We informed him we did thought he would pay them (just like when you finance throw a bank-its included in the payment) and he had never told us anything about it nor had he given us a bill. He said if we did not pay the taxes by the 31st he would take the building back. We paid it however it left us short for our payment. We asked him if it would be ok if we pay the difference two weeks after the due date and we'd pay the late fee. (Due to the cost of the taxes we cashed in an investment however we didn't receive the money by the 31st. It is to be here in a week, we asked for 2 wks so to guarantee we would have the check). He began screaming about how we aren't paying the bills. (which we are I have all the receipts) he went on to say how i had my x-mas lights 24 hrs a day wasting electric and how we allow the upstairs apartment to have a window open (the one room becomes very large, we lived in that apartment a few wks and it does truly get extremely warm in that one room, to turn down the heat makes it too cold in the other rooms) I informed him that it is not his business. these are our bills and as long as their paid then what does it matter. He then basically called us pigs and asked if we knew how to clean. I had stones on my porch (it is next to the main road and is very difficult to keep clean) that he saw my porch and would hate to see the inside of my house! I am very insulted. He also is angry about any thing we want to do. He does not want us to bring in a landscaper. He says the building is fine, which it is not. He did not even have fire alarms in the apartments. He was angry and screaming at us in Walmart one day because we purchased fire alarms for all the units. There were two dead trees in the yard (one leaning into the building) we had cut down he said we were wasting money. He is constantly threatening to take this place back. Is he allowed to do that? We are within the contract. Our payment is always made on time. with the exception of this one but is still OK according to the agreement as long as its received by the first of the next month. We have an appointment to see our lawyer but I would just like to get some opinions for my peace of mind. I thought a rent to own deal would be just like buying through a bank. They don't care if you tear the place down as long as they get their money. (more...)

Open Question: Where would I need to look to find a home for rent in Raytown, Missouri?
I'm looking to find a home or even a duplex in Raytown or Kansas City, MO that is in a reasonable area. That would be willing to accept section 8. I'm a full time student and I have not located anything in the newspaper. All of the agencies that help to locate these properties are charging a amount that I can't afford at this time. I'm looking for a 2 -3 bedroom home that is in a safe neighborhood, that is well kept. I'm looking to move as soon as possible. Please help!!!! (more...)

Open Question: How to Get Ex-Husband off Rental Lease?
My husband and I also rent with another femal friend (we three have our names on a 12-month rental lease for an apartment). My husband and I are separating and I think he'll take off to Korea soon (he's from Korea). What do I need to do to get him off the lease? Me and my friend will continue to live in this apartment. Do I just simply tell the property management that he no longer lives here? Is it considered "breaking the lease" if he leaves, even if we two are still living here. In other words, do all three of us need to remain on the lease for the 12-month period? (more...)

I am on disability and looking to buy a house for $20 000 and the listing says property tax $2 000. can someone tell me what it means? I am hoping this is just a one time thing.... as I never imagined there would be a yearly RENT for the house you OWN. I mean the whole point of BUYING a house is so there wouldn't be ANY rent. I don't have a job and rather whatever left I have go to food rather than into thin air. This is OUTRAGEOUS. Well the houses im interested in are in little towns and these are old, crappy houses. does it really matter if you pay a $2000 rent a year for no reason on the house you already bought and own????????????!!!!!!!! Does it really matter? What if I blaintly refuse to pay! its not typo its true, the house is listed as $16 900 and states property tax is $1800. this is rediculously expensive and i dont know why becuz its just a small house in a remote tiny town. and from the same realestate company website they have a bigger property for $19 900 that is $990 property tax. i dont know what is going on here. from what u people r saying the more logial tax of the first place should be a mere $200/year. right???? i live in ontario. help me with this (more...)

Open Question: is this a good reason to continue to be an atheist?
i rent to a family that moved into my income property. not a fantastic neighborhood mind you. but i spent 5000.00 making the place beautiful before she moved in. i didnt have amoney to replace her stove and fridge, so i gave her mine. i didnt have either for four months.all started well. now five months later shes two months behind in rent. (tried working with her to come current!) brought in cockroaches when she first moved in. leaves bags of garbage on the ground. breaks all my patio furniture. screams at you if you bring any problems to her attention. rips out the kitchen cabinets. left her a note saturday saying i would be workin on the pipes in the morning. sunday comes i start to work on the pipes. she comes down with her family.... corners me in the basement and starts to scream at me. threatens me... 3 times..with death. then tells me how im going to burn in hell... over and over again. of course i told her how that made me feel good to know i wouldnt spend eternity with her.... but this is the problem i have with the religious. i gave her every chance. gave up my things so her family was comfortable. worked with her when she only screamed at me. she broke my stuff and only was angry when i brought it up as "nit-picking" after all of this...how could anyone believe that god is the answer? it makes me believe even more that i am correct being an atheist. I DONT TREAT ANYONE THIS WAY! ....EVER! CHRISTIANS... BELIEVERS... PLEASE WEIGH IN. im interested in knowing what you think...really! no......why should i believe in god...when the believers so clearly display that they cant follow their own rules. no character. no accountability. no remorse. just hatred.....always screams to the point where you cant talk and infact will not talk to her..where she then gains control because you dont want to deal with it. Open Question: Is this normal for Apt management to do this?
Im not sure what to think.But Ive ben behind on rent and the landlord a sweet heart shes giving me times to get up.So twice she has locked me out and she posted a letter before we talked about giving me time.I would go and we chat.Thats all she never done anything regards with my things.Just locked changed.Well today I walked in the apt and someone was there they broke my bed and pissed all ove rth restroom. It was horrible.I feel like I was robbed and I was with tiny things.I just not sure what to think about this now? I want to call her.This is her property its not like her to send people to do this mess.The locked was fine nothing wrong.And my window was open a crack just like I left it.I always leave it open and when the guy came last time to chaange my lock he closed my window.Im on teh 6th floor.Im just saying that they would had closed it if they were thereHelp me! I feel like I was robbed but Im late on rent this is really odd to me.Its Monday and the management is off off weekends.So happen sometime friday -sunday. me either. The locks are the same no damage but she would had change them if she had someone sent.And I know those guys too.They are nice they wouldnt had messed up the place. ok i called landlord now.. she said she did have someone go in a locksmith.ha well my bed broke so no worries about getting my things. she said I dont care about some chairs.I think this was silly to have them pissed all over (more...)

Open Question: Mortgage company has change of heart and contract?
I have a home that WAS paid for. Since my husband and I have an empty nest, my health is deteriorating rather quickly and I have been on disability, we decided to take out a loan on our home, purchase a motorhome and just rent our home out as this was going to be the MAIN way of paying the mortgage payments. This was explained in length to the lender approximately one year ago. We got the loan, bought a motorhome and drove over 2000 miles back home. We received our "mortgage papers" in the mail while we were gone. As I read some of the "fine print" it said that our home HAD to be "OWNER OCCUPIED" (and they would at times come to inspect the property AND owner occupation)... Now that it has been a little over a year and we found ourselves stuck without being able to "rent out", we are 4 months behind on our payments (& cannot get the mortgage company to return calls to take advantage or the home retention program...phone tag) yet when I called and spoke to "someone" in the collection department and told him of our situation and how we had "planned" all of this out, the gentleman put me on hold for a few minutes, came back and said that he DID NOT see anywhere in the contract that we COULD NOT rent the home out! We have been making payments for almost a year and NOW they change the contract and that is exactly what put us behind in the first place...Where do I legally stand as to this "change of heart/contract" with this mortgage company as I do not know what they are going to do? Open Question: Wording this corectly...?
I'm retired and attempting to rent my old home, I'm finding that I'm wasting alot of my time on people that I think will rent my property and don't. Here's what happens--they meet and like the home, we meet again and they provide me with security money to hold my property then they find something a little cheaper and I have to meet once again to give them the entire amount back. I was wondering if other Landlords forfeit an amount for their time & effort? I now live 1 hour from this property--it's not only time & effort buy gas too! No time is ever free. I need to have the people sign a form understanding that if this transaction falls through they will be forfeited in the amount of XX, I want to word this correctly. Please HELP! . (more...)
