Open Question: Has anyone experienced living in a rental that's for sale to a new owner?
Our landlord passed away and his family is selling all his properties. The real estate agent has just viewed our 3 apartments and is putting the building up for sale now. My neighbors and I are very nervous about all this. We really don't like the idea of all sorts of strangers entering our homes for who knows how long. It could take forever to sell anything with the economy like it is. We are in NJ and we do know that a 24 - 48 hour notice is required before bringing prospective buyers into our homes... but still... I know that my neighbors are very nice and clean and take care of things like I do. I'm sure that they noticed during the visual inspection. We even keep the yard nice. I'm just praying that the building will be sold with tenants included. I just dread having to move again, since I just got settled in. Any thoughts or ideas from those who went thru the same ordeal? Open Question: rent to own....bad idea? Very long but desperate for opinions?
Earlier this year my husband and I were married. shortly after, an apartment building came up for sale or rent to own. My husband is german and we are in the process of his paperwork so he has no social security number. I am only 23 and was unable to obtain a loan large enough due to not having enough credit history. We decided to do the rent to own until we were able to finance the property. (Money isn't the issue. I own another small, yet thriving business. My husband worked as a computer programmer in Germany and has a nice savings). Now in a rent to own agreement what is the landlord allowed to do? The agreement we have simply says how much well pay by the 7th of each month or there will be a $25 fee it goes on to say that we may pay it off early with no penalty. It states the interest rate, price, and term. A couple weeks ago the landlord came angry because we didn't pay the taxes. We informed him we did thought he would pay them (just like when you finance throw a bank-its included in the payment) and he had never told us anything about it nor had he given us a bill. He said if we did not pay the taxes by the 31st he would take the building back. We paid it however it left us short for our payment. We asked him if it would be ok if we pay the difference two weeks after the due date and we'd pay the late fee. (Due to the cost of the taxes we cashed in an investment however we didn't receive the money by the 31st. It is to be here in a week, we asked for 2 wks so to guarantee we would have the check). He began screaming about how we aren't paying the bills. (which we are I have all the receipts) he went on to say how i had my x-mas lights 24 hrs a day wasting electric and how we allow the upstairs apartment to have a window open (the one room becomes very large, we lived in that apartment a few wks and it does truly get extremely warm in that one room, to turn down the heat makes it too cold in the other rooms) I informed him that it is not his business. these are our bills and as long as their paid then what does it matter. He then basically called us pigs and asked if we knew how to clean. I had stones on my porch (it is next to the main road and is very difficult to keep clean) that he saw my porch and would hate to see the inside of my house! I am very insulted. He also is angry about any thing we want to do. He does not want us to bring in a landscaper. He says the building is fine, which it is not. He did not even have fire alarms in the apartments. He was angry and screaming at us in Walmart one day because we purchased fire alarms for all the units. There were two dead trees in the yard (one leaning into the building) we had cut down he said we were wasting money. He is constantly threatening to take this place back. Is he allowed to do that? We are within the contract. Our payment is always made on time. with the exception of this one but is still OK according to the agreement as long as its received by the first of the next month. We have an appointment to see our lawyer but I would just like to get some opinions for my peace of mind. I thought a rent to own deal would be just like buying through a bank. They don't care if you tear the place down as long as they get their money. (more...)

Hi All Im Emailing on my fathers behalf , my dad was self employed until recently and when his Business closed down was Left with a 120k overdraft dept to HSBC he will go too see the bank manager next week , he already requested for the deeds for the house ! my father wants too turn the overdraft dept into a personal loan ? Would they refuse this for any reason ? ? ? and does any one have some advice on how too play this ? we also have another asset for sale which if it sold would be able too cover the dept in full but with the property market today we are finding it difficult even after drooping the price down considerably any advice relay would be appreciated ! Open Question: What is a "high ratio" in real estate term of sale?
I looked up a property on our county real estate page to see who ownes property and sutch....and listed where others are listed as "land Contract" others listed state "Cash" others are "Mortage" but with one it states "high ratio" and i never heard of that being a term of sale. Please give me some ideas of what this may mean, as I am looking into buying the property and am doing a background check on the title ect. (more...)

Open Question: 18 prints by husain sent to uk for sale it has been returned back to us,bagalore customs leving duty on return?
the prints were sent for valuation and subsequent sale.the valuation done was on the higher side and so they were unsold. we asked them to send it back to us in kolkata but they had given the invoice amount very high ( the same can be bought in india half the invoice amount ) and the bangalore customs are treating it as an import and are asking us to pay duty. tried to make them understand that we are the owners of the property and are being returned back to us but they are not listening. have anyone have an idea how to solve this matter. Open Question: Puppy Mill or Backyard Breeder?
There is a lady who lives 'near' me, She has at least 20 different breeds of dogs which she likes to breed to everything and anything. She has many ads that have these dogs either listed for sale or for stud. She has AT least 20 different dogs on her property, if it's not male, it has had at least 1-5 litters of puppies (I follow her ads closely and am waiting for animal control to step in, as they've been informed of this ladies actions many many times) Would you consider her a backyard breeder or a really really bad puppy mill? These animals live in filth, and I have pictures to back up everything I have said. One of the Bulldog's water was GREEN from the heat! It had garbage everywhere around it. It was truly disgusting. She says she's not a breeder, but she is clearly a breeder from her ads. If anyone has any suggestions to get Animal Control to do something, please let me know!!!! Thank you much. You can see in some of her ads that she states she will breed anything to everything and lets make a designer breed! So really. Do you think she is a backyard breeder or a bad puppy mill? I have over 50 pictures on my computer, I would go into animal control but that's over an hour away from me. I said she was 'close' , not next door :) I have emailed the pics to animal control, and so have 10 other people. I know the animals aren't all licensed because the people who have taken dogs out of there said they weren't. Most don't even have rabies shots, etc It's just terrible. I am going to email them to oprah. Thanks for that Idea :) Update: I have contacted the news station, and they are meeting with me tomorrow, and also animal control is meeting with them to see what they can do! Animal control is going to visit her before the news reporters meet with them, so hopefully they will have good luck on this. (more...)
