Tenants are trying to mess up the sale because they don't want to leave because their parents live next door, they are comfortable, and they have been been misled by the owners. I have given notice to my landlord and he's waiting for me to leave because I was suppose to close by the 29 of december. We are now out of contract. The tenant knew since November when appraisal and inspection was done that the house would be sold. They are angry. Should I look for another house. What shall I do next? Shall I seek legal help? i put an offer on a house signed the contrat and did everything else like get insurance, gave earnest money had inspection and apprasial and am waiting to for the closing date to come, my mortgage broker said im approved, that it is going through the loan processor now...does it still have to go an underwriter? if so what are the chances of it falling through? how long does it usually take for the loan processor and underwriter to get everything done? why would she say we were approved then? and you said we have all these other things to do..what other things? we were told they were just waiting to get the paper work back, the title company called today and said we needed to find insurance on the place, plus the real estate agent put a sold sign up (more...)

We are using a mortgage company to purchase our first house, we were pre approved, have signed the contract, had the offer accepted, had verification of employment, verification of funds, gave our earnest money, was told by the title company to get insurance so we did,did a ton of paper work with mortgage company, had the apprasial (it came back 16,900 over our purchase price) , had our inspection and have a closing date of on or before Jan 31. When I called our mortgage broker to find the status of our account she said everything was fine and its with the loan processor, my question is what is a loan processor , are they underwriters? What else is there to do before we close? i already stated that we did get insurance already.. we went to 4 different places and got the best deal the reason they gave us a closing date of on or before the 31st is because they thought we wanted to pay our earnest money in 2 payments, one on jan1st and one on jan 15th since we are military... but we paid it all up front (more...)

I just purchase a foreclosed home. I was given a list of things I need to have fixed within 60 days of the closing date. One of the things on my list reads, (BUILDING VIOLATION, Permit for Alteration: Our records show no permits from the Building Inspection Department for the kitchen and bath remodel and the 3 replacement windows. Please submit any and all documentation, or proof of permit and approvals. If none can be provided, three new sets of plans showing floor plan, plot plan, framing, details, elevations,etc., along with all measurements on plans, and approvals must be submitted to Planning and the Building Inspection Department (SPMC 15.04.010.17.16.020. & CBC 106.1)) I already went down to the city and paid for all of the permits. I'm hoping that's all they want from me. I'm worried that the idiots who installed the shower surround tiles didn't put in the green sheetrock! Since I paid for the permits, can I just call what was done a mere upgrade and NOT a remodel? What is the best way to keep an inspector from making me demolish everything? The shower walls have tile, is that looked at the same as "treating the sheetrock"? (more...)

I would like to make an offer on a foreclosed property in a decent neighborhood. It's listed at $159,000 and the previous owners have a balance of $153,000 on the mortgage. It has been foreclosed since March of this year. It's very dated, holes in the walls, nasty carpet etc. I would like to make an offer (after an inspection of course) What should I offer? How low do banks typically go? I can afford to pay about $130,000, is this realistic. There have been no offers on the property as far as I know. BTW its in Illinois The house is being sold as is so I will be doing all repairs myself. My question is, what would be a good number to make an offer at, obviously they will counter so I want to go as low as possible. Thanks (more...)

I am a building inspector for new construction and all kinds of other things. A woman called and set up an inspection. Usually I go out, do my inspection and then I'm done. I hardly ever see the contractors. Well, this day was different. I was coming down off the roof of a rather large home. (Kinda Scary) But not anything that I am not used to. Well, I usually remember my entire report. But when I got off the ladder and turned around the contractor was standing there waiting... I looked at him and completely forgot what I had just seen at the top of this monster of a house. And I REALLY didn't feel like climbing a shaky ladder to re-do my inspection. I just stood there, looking into this handsome mans eyes. Just something about his eyes looked innocent and caring. Even maybe interesting... I introduced myself and told him quickly that I'd fax him the report. I just wanted to get out of there before I thought too much about the situation... (I'm married but we are split right now not major problems. We are just coming to an agreement in our lives. We still are teriffic friends we are just trying to find out if we make teriffic mates.) I got back to my office and was sitting at my desk and one of the secretarys buzzed in and said that my husband was on the line. I picked up the phone and said "Hey baby, how are you" Well it WASNT my husband... It was him... The contractor. He replied in a joking manner "Well hey Baby to you too!" then asked about his report. I had drawn up a report and given it to an assistant to fax it. I told him that I did not have time to go over it with him right now, but I'd call him at my earliest convience. He agreed and then came up to my office as I was leaving for lunch. He started talking and I told him to meet me at the resturant and I'd treat him to a client lunch to discuss his work. we got there, he got out of his car first and opened my car door for me, then opened the resturant door and placed his hand in a respectful way at the small of my back to guide me inside where there were ALOT of people. At first I was kind of like . . WTF but then I realized that I kinda liked it... We talked at lunch about the house and future contracts. STRICTLY PROFESSIONAL with some life talk.. He walked me to my car and I left. But the whole time I was thinking about how handsome and sweet and what a skilled (contractor) he was. He knows I'm married and he knows the situation. We kinda started flirting innocently. And ended up going out on a sort of mini-date. There I found out his age... He's 49, almost 50... Not a bad thing. He's a very hott looking 50 year old. Aged very well. And it turns out that he's kind of rich... But I'm more than able to take care of myself as well... And I PAY FOR DINNER. I've got no interest in his money... The reason I brought it up was that rich people usually tend to have certian personality traits that can be somewhat... BAD... But he's NOT AT ALL like that... His workers are treated VERY WELL. He drove an hour away just to pick up one employee whos personal truck broke down and he went out that day and got him a newer truck. Just to be nice. He's a great boss, contractor, friend and opps... Husband... His wife who I had talked to on previous jobs on the phone not knowing it was the same company because he has several companies. But when I called and failed one job for minor VERY minor deficiencies, with me on the phone she started tearing him down. Calling him a worthless nothing who cant get anything right. Several times since this I've talked to her... She doesnt know about my feelings toward him, but she'll tell me how horrible he is. That he wouldnt buy her a new car last year... (She drives an 07 mercedes) She said that he calls her too much and sometimes wants him to leave her alone. And she told me that I should fail everything he has because he is a bad contractor... <--- This woman knows NOTHING about construction. And she's just an angry person. I feel so bad for him. After one conversation with her I called him and asked how he was and he started opening up to me. It was sad. He said that he loved her so much before they got married, but then she changed. Grabbed the check book and now it's rare that he even sees her. I feel so bad for him. He's so kind and considerate. I really like him... Not for his money, not for his looks, but his personality... It's really one in a million... WHAT DO I DO!!!! Oh yea... By the way... He quickly told me he was married and we have not DONE ANYTHING... I did not have to find out from her. It's not that I do not love my husband... We are just going in different directions. We are great friends. We talk about everything. It's one of those things. You know. You love eachother, but you know that there is no way that it'll ever work. No matter how hard you try. We arent going through a nasty divorce we dont fight we have just changed. I'll always love my first husband, and I'd do anything for him. And he feels the same. We just arent fitting like we should. That is why we split up. And since we have split up we have been more accepting towards eachother. We talk more and laugh more. We smile... it's like marriage ruined us... Ok, I tried to give the ENTIRE story. My husband and I --- We jointly decided that we are not interested in eachother anymore. There is a big story behind this. We care deeply for eachother but the REAL love just isnt there. We've been apart for almost a year and a half now. This other man... I've made a promise to myself that I'd NEVER be the OTHER woman. I wont ruin what relationship he has. I'm not looking to go "boink" him. It's not like that. I'm just so intrigued by him... Like I sad, We have not done anything at this point and I don't plan on it at this point. He's married. I'm Married... Until both situations change... Our relationship will remain as friends. I'm suer he has his faults, everyone does. But that it why you love them... This man is just so perfectly imperfect. He doesnt pretend to be someone who he is not. He calls, writes, faxes, and stops by. His wife... EVERYTIME I talk to her it's like she is so selfish to his needs and dreams. Oh, and I've known him for a lot longer than you think at this point... He's NEVER tried anything. Neither have I.
