Resolved Question: Water in the crawlspace. How serious of a concern is it?
So I'm about to buy my first house, In washington, near the seattle area (kent). I found a beautiful home, that is about the most beautiful I've seen in my very low price range, and have an accepted offer on it, and its a forclosure. Now everything with the house is in fantastic condition, however I noticed one thing that may or may not be a concern. I looked down in the crawlspace the other day, and it had water in there. It was roughly 3/4 inch of water at the time I looked, and since the ground was pretty level down there, it pretty much covered the whole crawlspace uniformly. there was plastic across the ground, and it was on top of the plastic, again pretty uniformly across all that I could see of the crawlspace.. One person told me its common among houses, due to where the water table is. However that sounds sort of funny to me, since I've been in a lot of crawlspaces before when I was a cable guy, and I never saw one with water. I thought when houses are built they survey that sort of thing, and if the water table was really that high, wouldn't they pack some more dirt on the lot and raise it up a bit, or make the foundation a couple inches taller? I do plan to buy some gear and crawl around to investigage. I'd like to be able to do my own thorough inspection before I actually spring the money for an inspector. Since it is a forclosure, its sold as is, so its not like most cases where I can negotiate a lower price or something, its as is. So I'd hate to hire an inspector just to tell me what I can figure out on my own. I do plan to check under the house for any signs its leaking through the foundation, or leaky pipes. Is there anything else I should check for. And assuming i don't find any leaky pipes or cracks, is this really something normal that I shouldn't worry about, or is it a sign I might be in for huge headaches ahead? The house is a 1990. Thanks. Resolved Question: The Great HIP's Scam - Are you a redundant 'house inspector'?
My nephew gave up a well paid secure job to do a £10,000 government sponsored 'house inspectors' course which he passed with distinction. Months later he has not received a single commission but the outfits running these courses 'don't do refunds or guarantee any work'. The totally pointless HIP's scheme was doomed to fail - which it clearly has. Only an idiot would accept a survey or anything else provided by the seller (caveat emptor) - and buyers, solicitors, surveyors and lenders certainly won't! So where has all the money gone which these 'training providers' charged for their pointless 'courses' and what is the government doing to compensate those thousands of hopeful 'inspectors' who have been fleeced through this crackpot scheme? What have those caught up in this mega-scam got to say about it? This daft government-imposed scheme required the training of thousands of 'inspectors' so that house sellers could be fleeced by being compelled to pay for something totally pointless which doesn't address a real problem. Anyone can produce their own HIP - check the websites - or just tell the Agents to pay for it if they want your instructions to sell. A friend has just emailed to say that his morgage provider insists on a report by their own surveyor and that all searches be done by his solicitor. Resolved Question: Why do City Inspectors let some Homeowners and Contractors get away with the codes?
Small town in the South. Remodling an older home. Asked around for a Contractor that would level a Pier & Beam house. We were told by numerous people of a guy that was registered with the City. So we decided we would use him. I went to the city & tried to obtain the permit because I also am going to re-wire and re-plumb this house. The Secretary told me that I would have to obtain a Survey of the house. I left thinking this was the norm. My contractor showed up and said that is crazy and went to the city and obtained the permit. House leveling permit. He leveled the house. Inspection was failed. He has been doing this work for years in this town and has had no problem. They said because he had added extra cement blocks to the structure that it would have to completely re-done as a new foundation. Costing $$$$ However this same City allows certain Contractors to get a Building permit and remodel Including Foundations. But they are never inspected. Any thoughts? Thanks for the first answer but, it shouldn't matter who I know in order to get work done on my house???? ok our contractor also sub-contracts here in town. He says the main contractor gets one building permit they do all kinds of work, foundation included remodel etc. & when the Inspector comes he never checks the foundations and most of those houses they spend very little money, meaning a crappy get by job.. Most of the old houses in this town are standing on cement blocks and old cedar stumps. Now we pull a permit for leveling it is a good job and they are picking it apart. The main thing is we cannot find anything in the State codes that are wrong. Today I had a very large Foundation Company come from out of town to give an estimate on what needs to be done in order to pass inspection..... The guy said that the job is in compliance and furthermore doesn't know what more he could do to improve this job. So what do we do now? We have already had a meeting with the permit/building Director he backed up the Inspector. But know one seems to know exactly what needs to be done. (more...)
