Open Question: Would You Take The Council Flat?
Hi there Just asking for general advice really and opinions. Here's the background: About six months ago I started experiencing huge problems with my then landlord and knew I needed to get away from the place I was in in Manchester so I applied to the council for council housing. Bidding every week and not hearing back. Just as I was about to move to a bed and breakfast in Blackpool just to escape where I was a friend found me a privately rented furnished one bedroom flat for £350 a month in Manchester. Every six months the tenancy needs to be renewed when I also need to pay the managing agent a £75 "renewal fee" (if it is renewed of course!). A few days ago a letter from the Council suddenly came out of the blue offering me a 2 bedroom council flat. The cost working out to about £220 a month. It would have been a property I bid on about two months ago - hence it being so unexpected! The problem is that where I am right now there is still 4 months of the tenancy left in place. I spoke to the Citizens Advice and they said that there is no way out of the tenancy without being liabel for the full 4 months rent. So, basically, I would need to do a "runner" or pay four months rent to leave (that I can't afford). Obviously there are huge pros to taking the council property - more secure, not £75 every six month fee, right to buy, bigger place, cheap home insurance and furniture packages offered by them, etc. The biggest disadvantage is that I would indeed need to do a "runner" to be able to move there. Also, it is in a slightly rougher area of Manchester than where I am now - but that's not a huge problem if I am sensible at night. Also, if I turn down the council property, I probably won't get offered another one. So, my question is, would you guys risk doing the runner and take on the council property? Or just stay put? Sub-letting of either place is not an option - in terms of the council I don't have that right until I have been there for a year. In where I am now it's also not an option according to the contract. Also, I think the landlord would probably be fine about me moving out early - it's the managing agent that would kick up a huge fuss (he's a *very* slimy kind of guy) - for example, he has in the contract that I can be kicked out if I am more than 7 days late with the rent (which, obviously, is unenforcable by law it has to be 8 weeks late) - but he still does things like that. Also, if I mentioned to the Landlord about it and it was denied that I could leave early then he would know about my plans so it would make things harder. (more...)

Open Question: Section 21 Notice on a house i rent out.?
I have long term tenants who have lived in my rented property since 2005 there fixed term tenancy ended back in june and there now on a periodic tenancy. In September i issued them with a section 21 notice stating on the 11th November i wish to seek possession, My tenants are DSS and family members, the council won't help until i take possession through the courts. I said to my tenant I would not start proceedings until after christmas (now) however am I too late to evict them with the notice to leave which expired on the 11th november? Should I of acted within 28 days? Do I need to do another notice? Open Question: Housing Benefits in the UK, Please help?
I have just turned 25, and now I can get a flat instead of a studio... Do I need to stop this claim then claim for the flat? I have already found and payed for the flat, But can't move in till the 15th, I am claiming HB for this studio. I'm also claiming income support and incapacity benefits, and was wondering what are the wright steps to take, also do the council usually contact the landlord, and last how do I stop this claim, do they need a letter from this landlord Many many thanks (more...)

Resolved Question: How to dispose a broken mirror problem with landlord .. plz advice?
Disposing of a broken long mirror?? and problem with landlord??? advice please? 1) i broke this long mirror which was in my room. I have every intention of replacing it as i found the exact same one in a nearby shop. Anyways i got rid of the broken glass.. but half of the glass is still intact on the mirror. Right now i have just placed it in the garage. I just want advice on how to dispose it.... i live in the UK... but i'm not sure if i can just place it outside the house and if the council men will take it away... 2) i rent this house with 3 other girls...we have also been having some security issues with the house.. the house does not have a porch light...and the front door is not secure and we had someone in our garden one night who was trying to luk into the house through the curtains...we informed the police and told our landlord to install the lights but she does not seem to be doing anything... if this carries on what should we do?? we have another 9 months contract with her also can the landlord legally take money from our deposits for every minor things... a month after i moved in i noticed a few oil patterns on the wall... i did not use blu- tac or anything and i did not notice it before... how much money can he take for just a paint job?? thank you to everyone (more...)

im a single parent and recently have become homeless due to my landlord selling the property i rent,i had another property in line but this fell thru at the last minute due to no deposit and i am now the first night sleeping on a friends sofa with my 8 month old son next to me in his travel cot,i was based in suffolk but know nobody there to stay so the only person i know lives in london,so do i go to london council to state homeless?does anybody know what they pay each month for single parent in london for housing,or will they put us in emergency housing?really stuck on what to do now,i am originally from portsmouth but have no way or means to get there plus no longer any family there,totally stressing what t do next,any help would be great thanks, (more...)

Resolved Question: need help on tenancy deposit protection scheme!?
I am concerned as we signed our lease and paid our deposit in jan 2007 and the tenancy deposit protection scheme didn't come into force until april 2007.We are planning to move out due to badly needed repairs in the flat (beyond our control, faulty pipework causing us to not have proper full hot water for 4 months)and our landlord has been very difficult and slow in carrying these repairs out. We asked to reduce the rent slightly until the repairs have been carried out (we could barely stay in the flat without hot water so were staying mostly at friends)but she refused. We want to move out when the lease expires in jan but are afraid of losing our deposit. We re-signed the lease for a year in jan 2008 if that makes a difference but no money changed hands as we had already paid the deposit a year prior. Also, in london, is it compulsory for landlords to be registered? I have a strong feeling ours is not and would certainly like to report her to the council! (more...)
